Hey, this is James Bowerman with the Real Creative Group of Douglas Realty. Today I’m in Greenspring at Compass Pointe, located in Pasadena, Maryland.
This is one of two communities built on Compass Pointe Golf Course, a 36-hole, public golf course owned and operated by Anne Arundel County.
Greenspring sits on the Southeast side of the golf course. And the course has 36 holes, each nine indicated by North, South, East and West.
The community does not have water access, but Pasadena is surrounded by water, so if golf’s not your thing, then there are over a half a dozen marinas nearby. Couple of those do have waterfront dining as well. Plus, right down the street is Fort Smallwood Park, which is a county park with water access and a newly constructed boat ramp.
Greenspring has 104 homes that were built. These homes range from four to six bedrooms, three to five full bathrooms, and one to two half-bathrooms, anywhere from about 4,500 square feet to 6,000 square feet.
Currently, there are no homes for sale. So as I drive around, you’ll see that there are no signs in the yards. And there’s only been one home sold so far in 2020. Last year, in 2019, we did see eight homes sold, and the previous year only three in 2018.
Now, those homes sold last year range between about 650,000 on the low end, and 890,000 on the high end, which the average sales price was around $834,000. Now the average days on market was about 68 days.
Now, Greenspring does have an HOA, with an annual fee of $500 per year.
