Anne Arundel County, MD Housing Inventory

Let’s take a quick dive into a few of the metrics for Anne Arundel Counties housing inventory.

Coming Soon: 135 homes coming soon to the market within the next 21 days.

Active Listings: 515 properties are currently active for sale on the market. This is a 64% decrease compared to the 1,420 active homes in March of 2019.

Under Contract: 1,532 homes are under contract and no longer available to tour or purchase.

Homes Sold: 677 homes sold during the month of February. This is a 8% decrease compared to the 734 homes sold in January of 2020.

Months of Inventory: We currently have less than one month of inventory, meaning if no new listings came on the market, it would take less than a month for the remaining properties to sell.

The average days on market for the 677 sold properties in February 2020 for Anne Arundel County was 26 days. However, the reality is that a lot of homes are selling in just a few days and sometimes before they even hit the market.

The average sold price in February was $468,940 and average list price to sold price ratio was 100.4%. Home sale prices ranged from $17,000 all the way up to $5,2750,000. This means homes in Anne Arundel County are selling for 16% more than they were this time last year when they averaged $404,204.
